Moving to Bellevue, WA: what to know before you relocate

A practical guide to relocating to Bellevue, WA: choosing a neighborhood, testing your commute, schools, taxes, weather, and settling-in tasks for new residents.

Bellevue at a glance

Bellevue sits on the Eastside of Lake Washington, across from Seattle. It combines a dense, growing downtown with many quieter residential neighborhoods, a large park system, and access to the lake and the Cascade foothills. Many people move here for work on the Eastside or in Seattle, or for the mix of city amenities and green space.

Choosing a neighborhood

The biggest decision is usually where, not what. Start with three questions: Where will you commute, and how? What type of home do you want? How walkable do you want daily life to be? The answers tend to point you toward a short list.

  • Walkable, urban living: Downtown Bellevue, with condos and some townhomes.
  • Near light rail and new development: Wilburton, BelRed, and the Spring District.
  • Established, residential feel: areas like West Bellevue, Lake Hills, Bridle Trails, and Somerset.

Test your commute before you choose

Commutes across the Eastside depend heavily on direction and time of day. If you can, drive or ride your likely route at rush hour during a visit. Consider whether light rail or bus service fits your route, and whether a toll route like SR 520 is part of your daily plan. The Bellevue commute guide covers the options.

Schools and boundaries

Most of Bellevue is served by the Bellevue School District, but some addresses are assigned to neighboring districts. Boundaries can change, and a home's school assignment isn't always obvious from its city or ZIP code. Verify any address directly with the district before you make an offer, and look at official district resources for programs and enrollment.

Rent first or buy right away?

Some newcomers rent for a few months to learn the area before buying; others buy right away to avoid moving twice. Renting first offers flexibility. Buying first can make sense if you already know the area you want, or have a clear commute and school plan. We can talk through the trade-offs for your situation in a free consult.

Costs, taxes, and weather

Washington doesn't have a state personal income tax, but it does have other taxes, including sales tax, property tax, and a tax on certain capital gains. A tax professional can explain how a move affects you. When budgeting for a home, include property taxes, insurance, utilities, and any HOA dues.

The Puget Sound area is known for mild, often wet winters and drier summers. Snow in Bellevue is usually occasional, but a few icy days a year are worth planning for, especially on hilly streets.

Settling-in checklist for new residents

  • Get a Washington driver's license and register your vehicle; new residents have a limited window to do both, so check the Washington Department of Licensing for current requirements.
  • Set up utilities. Check with the City of Bellevue for which providers serve your address.
  • Register to vote at your new address.
  • If you'll use SR 520 or express toll lanes, look into a Good To Go pass from WSDOT.
  • Find your nearest library branch, parks, and community center.
